Seasons Office Building—FTC, Johar Town, Lahore. Following a competitive feasibility and concept phase, GOA was selected as lead architect and interior designer in 2021. Despite evolving local bylaws, the team aligned the scheme with regulatory updates and moved the project into construction in 2022. The client wanted to deliver a contemporary, efficient workplace that strengthens the district’s financial hub while setting a benchmark for flexible building systems.
Designing for a slender site, higher parking demand, and future‑ready building services.
The long, narrow plot became an advantage—shaped by a clear circulation spine, daylighting cuts, and intuitive wayfinding. Parking was optimized to achieve ~20% more capacity than code through efficient bay planning and ramp strategy. A zoned, scalable HVAC concept—planned for tariff volatility—enables selective operation, metering, and future upgrades as energy landscapes evolve. Together, these moves produce a resilient, comfortable office environment with streamlined operations.
