3010 E 7th Street is a downtown Oakland infill that prototypes compact, high‑density co‑living. In collaboration with Hudson O’Neil Consulting, the building organizes micro‑studio (“dorm‑style”) rooms in small clusters—up to six units—linked to a shared commons with a large kitchen and living area. The plan maximizes floor area and parking while maintaining strong light and air performance, recasting the pre‑war Manhattan air‑shaft idea as an expressed, south‑facing void on the street.
A clear and economical design shaped by structure and daylight.
Typical floors pair two five‑unit dorm clusters with two one‑bedroom apartments overlooking the street. At grade, the wider parking bay is spanned by intervals of horizontal beams that bridge the central void—avoiding deep cantilevers and giving the light shaft a layered, almost “jungle” texture. Pragmatic interiors are balanced by an art‑forward façade and shaft mural, continuing a line of Bay Area precedents while advancing an attainable model for urban living.
